Selling by Auction

At Total Realty, we realise that a seller has choice when it comes to the method of sale and how their property is presented to the market.
Selling by auction isn’t for everyone, and we know some sellers and buyers feel cautious about the process. But for many properties, auction offers clear benefits - competitive bidding, a deadline that creates urgency, and a transparent path to sale. Our licensees are skilled across all methods and happy to talk through whether auction is right for you. Reach out anytime, and in the meantime, explore the points below.

Benefits of the auction process:

Reduces the "Days On Market"

Statistics show that the auction process reduces the time to sell a property when compared to other sales methods.

A correctly targeted and executed auction campaign will increase the amount of purchaser enquiry, creating a competitive bidding environment within a set timeframe.

Structured Selling Plan

An auction campaign provides a solid structure to the selling process and gives a fixed target sale date for you to look and plan towards.

Sellers will know when their open homes are taking place and their auction date well in advance. Our agent will explain the whole process from start to finish and will ensure that you are kept informed with regular buyer feedback and updates throughout.

Competitive Bidding

We have all seen auctions where there are multiple bidders who compete for the property in the open and transparent auction environment.

We have held many successful auctions at Total Realty. Successful auctions are created by pitting buyer against buyer resulting in strong competition on auction day. When multiple buyers are bidding a real sense of competition and intensity can arise and often result in a premium price being achieved.

Unconditional Sale

A sale by auction is as good as 'cash in the bank' as it is sold to the buyer on an 'unconditional' basis.

When a property is sold by auction it is sold on the basis that the buyer has already done their due diligence. Therefore there are no conditions such as 'Finance', 'LIM' or 'Builders' conditions. When the hammer comes down, the buyer who made the highest bid is the new owner and the property is sold. All buyers entering the auction will be fully qualified by your agent and must be in a position to bid unconditionally on the day.
